Craftex was appointed to deliver a boutique hotel across three connected briefs — a restaurant, a bar and a collection of guestrooms — inside a townhouse on one of Chelsea's most sensitive streets. Each space demanded a different design language, yet all had to feel like one property. We took the whole project under single-point management, coordinating the design, joinery, M&E and finishing so the guest experience reads as seamless from the front door to the pillow.

A boutique hotel lives and dies on finish quality — guests notice every join, every fixing, every imperfection. Craftex self-delivered the joinery and directly managed every trade to hold a consistent, premium standard across all three environments, with one team accountable for the entire result.

A hotel restaurant, a hotel bar and a guestroom are three different design problems — energy and turnover downstairs, calm and comfort upstairs. We designed each to its own purpose while holding a consistent material thread through all of them, so a guest moves between buzz and rest without the property ever feeling disjointed.

A complete commercial gym fit-out delivered for a Banbury-based health and fitness operator. From shell to fully operational training facility in four weeks — joinery, mechanical, electrical, flooring and equipment installation, all coordinated through a single point of accountability.

The design challenge was coherence across contrast. Downstairs, the restaurant and bar needed atmosphere, durability and a service line that works at volume. Upstairs, the guestrooms needed acoustic calm, considered lighting and a tactile, residential comfort. We carried a single material and detailing language through all three so the property feels intentional end to end, then tuned each space to its job — the bar to be seen, the rooms to disappear into.

Designing three spaces as one property

A boutique hotel on a sensitive Chelsea street leaves no margin for disruption. Our pre-construction phase covered measured surveys, a phased programme and early procurement of the long-lead joinery and FF&E that define a hotel's finish. Works were sequenced to contain noise and mess, protect any occupied or neighbouring areas, and keep the street and its residents unaffected.

Planning a build on a prestige street

The build ran as coordinated workstreams — restaurant, bar and guestrooms progressing on a single programme. Craftex managed every specialist trade directly and self-delivered the bespoke joinery that carries a boutique hotel's character. Holding finish quality consistent across a high-energy bar and a quiet guestroom, simultaneously, is the discipline this project was built on.

Executing across three environments

The finished hotel presents as one confident property with three distinct moods — a restaurant and bar with presence, and guestrooms that earn their nightly rate on comfort and detail. After handover we ran a defined aftercare period, returning to fine-tune the property in live operation.
