HOW IT WORKS
02 — WE PLAN IT FOR A FEE
01 — WE BUY OR PARTNER
You keep the site and 100% of the value
We take the planning risk on your land
For a fixed fee we assess your site, produce the appraisal and take the scheme through planning. You retain full ownership of everything we unlock.
Through an option or promotion agreement, Craftex funds and manages the planning entirely at our risk. You only sell — or share the uplift — if we succeed.
Either way, Craftex is the natural contractor to build the consented scheme — one team from first assessment to finished building.

Frequently Asked Questions
Most owners find out with a simple assessment. We check the planning context, physical constraints and comparable consents nearby — then tell you honestly whether a scheme stacks up, and what it could be worth if it does.
Usually a multiple of its current value — how much depends on what consent allows. Our appraisal works back from the finished scheme's value (GDV) to a residual land value for your site, so the answer is a figure, not a guess.
The first assessment is free. After that you choose: a fixed consultancy fee where you keep 100% of the uplift, or an option or promotion agreement where we carry every planning cost and only earn if consent is granted.
