What a development appraisal tells you

A good appraisal answers one question: does this scheme work, and at what land price? We set out:

  • What the site could carry — options for units, floor areas and uses within planning policy.
  • Gross development value — what the finished scheme could be worth, based on comparable evidence.
  • Build cost — from our own unit-by-unit cost plans, not rule-of-thumb rates.
  • Fees, finance, planning obligations (such as CIL and Section 106) and contingency.
  • Residual land value and profit — what the land is worth to a scheme like this.
  • Programme and risks — consents, party walls, rights of light, neighbours and access.

Ways to unlock land

Not every landowner wants to sell outright. Depending on the site and your goals, the options include:

  • Outright sale — a price agreed now, often conditional on planning.
  • Option agreement — a buyer secures the right to purchase later, usually once planning is achieved.
  • Promotion agreement — a promoter funds and manages the planning, then the land is sold and proceeds are shared on agreed terms.
  • Development partnership — the landowner keeps an interest and shares in the value of the completed scheme.

Each has different risks and tax and legal consequences, so we always recommend independent legal and tax advice before you sign.

  5. Development management. We manage design, procurement and programme on the owner's behalf.
  6. Construction and handover. We build the scheme as design and build contractor and hand it over ready to sell, let or occupy.

What is a development feasibility study?

It tests what a site could support — layouts, unit numbers and floor areas — against planning policy, cost and value, so you know whether a scheme is viable before you buy or commit.

How do you calculate build costs?

From our own construction experience and unit-by-unit cost plans, not generic per-square-metre rates. That makes appraisals more reliable.

What is the difference between an option and a promotion agreement?

With an option, a buyer gets the right to buy the land later, usually after planning. With a promotion agreement, a promoter funds the planning and the land is then sold on the open market, with proceeds shared on agreed terms. Always take independent legal advice.

Can you combine neighbouring sites?

Yes. Site assembly can create a larger, more valuable development plot. We assess ownerships, rights and planning potential before approaching owners.

Do you manage developments for investors?

Yes. Our development management service covers feasibility, planning, design, procurement and construction under one team.

Do I need planning before selling my land?

Not necessarily, but land with planning permission is usually worth considerably more. We help you weigh up selling now against pursuing planning first.
