How value moves
Four ways to create uplift. Full planning permission for the strongest schemes; permitted development where rights already exist; change of use for buildings in the wrong use class; airspace for stories above what you own. The feasibility study picks the route with the best ratio of value to risk.
From "could be worth" to "is worth". Hope value is what buyers pay for the possibility of consent — always a fraction of the real thing. Realising the full uplift means securing the permission before you sell, not pricing in a hope of it.
What consent does to a price. A paddock is priced as a paddock; the same paddock with consent for housing is priced as a housing site. The gap between those two prices is the uplift — and it belongs to whoever holds the land when permission is granted. We'll show you comparable consented sales for your area, not hypotheticals.
Sell with planning, not without.
Executors and long-term owners lose the most value by selling unconsented — the buyer secures the permission and keeps the uplift. If a sale is the goal, the order matters: consent first, then market. We fund and manage that first step at our risk if you'd rather not pay for it.
