Our office fit out services

An office fit-out turns a floor into a place people can work: partitions, ceilings, lighting, power and data, heating and cooling, kitchens, meeting rooms, finishes and furniture. In London that is only half the job. Most offices here are leased floors in multi-let buildings, so the landlord, the building's fit-out rules and the tenants around you shape the programme as much as the design does. We plan for both from the first visit.

Most commercial office fit out projects we price are a mix of the five below. Each comes with a real Craftex project, so you can see what it looked like in practice.

Cat A fit-out

Cat A is the base layer: raised floors, suspended ceilings, lighting, the main mechanical and electrical services and basic finishes. Landlords order it to let a floor; tenants take it on when they lease a shell. At Portsoken House in Aldgate two floors of a former warehouse needed exactly this before anything else: a full M&E package, a new ceiling and levelled concrete floors.

Cat B fit-out

Cat B is everything that makes the space yours: the layout, meeting rooms, kitchens and breakout areas, power and data to every desk, branding and furniture. At Beaumont House we used frosted glass partitions to create private meeting rooms inside an open-plan floor, ran under-floor data to every workstation and fitted CCTV and access control. Not sure which you need? Read Cat A vs Cat A+ vs Cat B and the overview of types of office fit-out.

Design and build

One contract and one point of contact, from the first layout to handover. Our team does the office design and space planning, prices it, builds it and hands it over, so there is no gap between a designer's drawings and a builder's price. More on how we run design and build and construction project management.

Office refurbishment

For an office you already occupy, or a tired floor you have just taken. Beaumont House in High Street Kensington was a rundown 750 sq m office: we demolished walls to open the floor up, replaced lighting and wiring throughout, put in a new kitchen and redecorated in a calm monochrome palette, in three weeks on site. See our wider commercial fit-out services.

Fit-outs in occupied buildings

Many London fit-outs happen while the rest of the building is working, or around a business that cannot close. We plan noisy work for nights and weekends and phase the programme so your team and your neighbours carry on. At Portsoken House we rebuilt the 70 sq m reception in 12 weeks working only at night and at weekends, and on Savile Row we refitted Drake's flagship store in 12 weeks while it kept trading.

What a Craftex office fit-out can include

  • Survey, space planning and design

Layouts built around how your team works, priced by the people who will build them.

  • Cat A and Cat B works

Partitions and glazed meeting rooms, ceilings, flooring, lighting, power and data, kitchens and WCs.

  • Strip-out and structural changes

Demolition, new openings and rebuilt lift surrounds, with mechanical and electrical services to suit.

  • Joinery, storage and mezzanines

Reception desks, bespoke joinery, storage, racking and mezzanines where the space allows.

  • Fire strategy and compliance

Designed to the building's fire strategy and Building Regulations, with CCTV and access control.

  • Energy and sustainability

Efficient systems and materials, see sustainable fit-outs. Then furniture, the move and aftercare.

How we deliver your office fit out

We look at the floor, the lease and the building's fit-out guide, and ask how your business actually works: team size, how people meet, what has to stay running. That shows where space is being wasted before we draw anything.

We produce the layout and design, then price it as a lump sum against a clear scope, so your spend is predictable and easier to sign off. Planning a layout? Our guide to office space planning explains what goes into it.

Most leased London buildings need the landlord's written consent first, usually a Licence for Alterations, backed by drawings, a specification, method statements and risk assessments. Fit-outs also usually need Building Regulations approval, must work with the building's fire strategy and fall under CDM 2015. Build this approval period into your move-in date.

Around 70% of our labour is in-house, which gives us tighter control of quality and programme. Our project managers run weekly quality checks, and the programme is built around your operations, with night shifts, weekend working and phasing where needed.

We don't leave site until every snag is closed. At Beaumont House we also moved the client's furniture into the finished office. Common pitfalls are in problems during office fit-out; moving premises? Use the office relocation checklist.

What does an office fit-out cost in London?

It depends on the size, the specification, the mechanical and electrical scope and the condition of the space. Rather than quote a market rate, here is what our own London workspace projects cost, as published in each case study.

ProjectWorkSizeValueTime on site
Beaumont House, High Street KensingtonOpen-plan office refurbishment750 sq m£350K3 weeks
Portsoken House, AldgateWarehouse-to-office conversion, full M&E1,550 sq m£2.2M7 months
Portsoken House reception, AldgateStructural changes, Italian stone, bespoke joinery, night working70 sq m£450K12 weeks
Drake's, railway archOffices, studio, production and storage in a self-supporting build500 sq m£200K8 weeks

Why the spread is so wide: Beaumont House was a refresh of a working office; Portsoken House rebuilt services from scratch in an empty warehouse; the reception is a small, high-finish space built only at night. Condition, services and working hours move the price more than floor area does.

Our office fit-out cost guide explains what drives the price per square foot. We take on office fit-outs from £100,000 to £10M+.

Why businesses choose Craftex over other office fit out companies in London

Office fit-out across London: the areas we work in

Every part of London brings different buildings, landlords and rules, and these shape the programme and cost of an office fit-out before any design is drawn. We run projects across central and west London from our office on Buckingham Palace Road. Below is what usually matters in each area, with links to our local pages and the Craftex projects nearby.

Near: Drake's, Savile Row

Mayfair (W1)

Headquarters offices in Georgian townhouses and period buildings. Most are listed or in a conservation area, and many freeholds sit with estate landlords, so we plan for listed building consent and estate approvals before work starts.

Our office: Buckingham Palace Road

Westminster & Victoria (SW1)

Larger office floors around Victoria Street alongside period buildings in conservation areas. We work to landlord fit-out guides and schedule noisy work out of hours when the building is occupied.

Case study: Beaumont House

Kensington (W8)

Office refurbishments in converted period buildings with tight access. At Beaumont House we delivered an open-plan office with meeting rooms: £350K, 750 sq m.

Area guide

Marylebone (W1)

Period office buildings and mansion blocks, much of it held by large estate landlords. A landlord's licence for alterations and estate sign-off usually set the start date, so we prepare the drawings and method statements they ask for.

Canary Wharf (E14)

Grade A towers handed over at Cat A, so most projects are Cat B fit-outs. Estate rules on access, deliveries and working hours are strict, and we build the programme around booked loading bays and out-of-hours work.

Near: Medusa, Knightsbridge

Knightsbridge & Belgravia (SW1/SW3)

Boutique offices, clinics and showrooms in townhouses on estate-owned streets. Expect estate consent, conservation-area rules and close attention to neighbours.

Office fit out London: frequently asked questions

How long does an office fit-out in London take?

It depends on floor area and scope. On our recent London projects, a 750 sq m office refurbishment at Beaumont House took 3 weeks on site, a 70 sq m high-specification reception at Portsoken House took 12 weeks, and a 1,550 sq m warehouse-to-office conversion took 7 months. Allow time before site work for survey, design and landlord approval.

What does an office fit-out include?

Anything from new ceilings, lighting and flooring to a complete rebuild: partitions and meeting rooms, power and data to every desk, heating and ventilation, kitchens and WCs, reception joinery, furniture and signage. The list under "What a Craftex office fit-out can include" above is what we deliver.

Do you deliver both Cat A and Cat B fit-outs?

Yes. We cover everything from Cat A infrastructure to Cat B finishes, including ceilings, lighting, flooring, M&E, joinery and furniture, as a single design and build package.

Do I need landlord approval for an office fit-out?

In most leased buildings, yes. The landlord will usually grant a Licence for Alterations once they have reviewed your drawings and specification, and the building's fit-out rules will set working hours and access. Our design and build service includes preparing this design information.

Can you fit out our office while we keep working?

Yes. We build around your operations with night shifts, weekend working and phased programmes, so there is no shutdown and no lost revenue.

How do you price an office fit-out?

After a site visit and brief we give a lump-sum price against a clear scope. If you already have a like-for-like quote, send it to us and we will review it.

How do I compare office fit out companies in London?

Put the quotes side by side on the same scope. Then check five things: whether the price is a lump sum or full of provisional sums; whether design, landlord drawings and building control are included or extra; how much of the labour is the contractor's own; the programme, and what happens if it slips; and insurance and accreditations. Ask for projects of a similar size you can look at.

What size of office projects do you take on?

Office fit-outs from £100,000 to £10M+. Our recent London workspace projects range from a £200K railway-arch conversion to a £2.2M office conversion in Aldgate. See all our case studies.

What is the difference between fit-out and renovation?

A fit-out equips a space for a new use: new layout, partitions, services, finishes and furniture. A renovation repairs or restores what is already there. Most commercial office projects are a mix of both. For homes, see house renovation.

What is the difference between fit-out and interior design?

Interior design decides how a space looks and works. Fit-out is the building work that delivers it. We do both under one contract; for homes, see our high-end interior design service.

What is a design fit-out?

A fit-out where the same team designs and builds the space, rather than a designer handing drawings to a separate contractor. It is what we mean by design and build. For private homes, see our high-end residential architects.

What does "fit-out" mean in construction?

The work that makes a building's interior usable after the shell is complete: walls, ceilings, floors, doors, lighting, plumbing and electrical systems, and the finishes on top.

What is a fit-out inspection?

A check before handover that the finished space meets the specification and health and safety requirements. On our projects it is part of the weekly quality checks and the final snagging, which we close before you move in.
