One survey, one contract, a dry building
A failing roof rarely stays a roof problem. Water reaches stock and tenants, the dilapidations schedule grows, and the EPC stays where it is.
We survey the roof, tell you plainly whether to repair, overlay or replace, and deliver the work under one contract. As curtain walling contractors, the same team also renews rainscreen facades and windows. Your building stays open while we work. Upload a roof survey, a dilapidations schedule or phone photos, and a director replies with the next step.
We work across London and the UK, from Aldgate, Kensington and Bethnal Green to Banbury and Manchester. See all locations.

Commercial and industrial roofing, roof repairs and curtain walling, under one contract
Roof, walls and glazing handled by one team, so the envelope is signed off once. Part of our dilapidations, Cat A and MEES works.
Strip and re-roof
Old coverings stripped to the deck and replaced in built-up felt, single-ply, standing seam or composite panels, insulated to current standards.
Overlay and over-sheeting
Where the deck is sound, a new insulated roof goes over the old one, so the building never opens to the weather.
Repairs and leak tracing
Leaks traced to their source and fixed: failed laps, flashings, outlets and gutters, before water reaches stock or tenants.
Rooflights and roof safety
Fragile rooflights replaced, with edge protection, safety lines and walkways so every future inspection is safe.
Roofs ready for solar
Structure checked and the roof renewed to outlast the panels, ready for our commercial solar team.
Facades, curtain walling and windows
Rainscreen panels, curtain walling and windows replaced or over-clad, sealed and insulated, while the building stays occupied.

Where roofing projects usually go wrong, and what we do instead
| Area | The usual risk | With Craftex |
|---|---|---|
| Responsibility | A roofer, a cladder and a glazier on separate orders, and every leak at a junction becomes someone else's problem. | One main contract covers the roof, the walls and every joint between them. |
| The final bill | The roof is stripped, wet insulation and rotten deck appear, and the price starts to climb. | Deck and insulation checked before pricing, and a rate for hidden repairs agreed up front. |
| Disruption | Loading bays closed, stock under dust sheets and tenants asked to move out for weeks. | Each section planned around your shifts and dispatch, and sealed again before night. |
| The date | Lead times, scaffold and bad weather push completion into the next winter. | Materials ordered and access booked before strip-out, with weather days already in the programme. |
| Compliance | No building control notice, insulation below the regulations, and an EPC that never moves. | We run building control, the asbestos survey and every approval your insurer and lender expect. |
| Handover | No guarantee papers, so the next leak turns into a dispute and the solar installer walks away. | Guarantees and records in your hands on completion day, ready for an insurer, an assessor or a solar designer. |
Commercial roof replacement cost per m² in the UK, 2026
| Item | What it covers | Indicative £ per m² of roof |
|---|---|---|
| Overlay on a sound roof | New insulated membrane over the existing covering, no strip-out | from £85 |
| Built-up felt, stripped and renewed | Three-layer torch-on felt on the existing deck | £80–120 |
| Single-ply, stripped and renewed | EPDM, PVC or TPO membrane | £90–140 |
| Standing seam or composite panels | Higher-specification metal roofs, insulated | up to £180 and above |
| Insulation to current regulations | Needed when more than half of the roof is replaced | add £20–40 |
| New timber deck | Rotten or damaged decking renewed | add £25–50 |
| Facade and window replacement | Central London landlord benchmark | £20–100 per sq ft |
| Roof survey and cost plan | Inspection, defects photographed, advice and programme | No charge |
Indicative rates, ex VAT, from MyJobQuote's 2026 UK trade figures and Knight Frank's Spring 2026 landlord benchmarks. Scaffold, access, asbestos and the state of the deck move the figure. Our projects run from £100,000 to over £10M. A free survey turns these rates into your figure.

Commercial roofing and facades, your questions
Commercial roof repairs, overlay or full replacement: which does my roof need?
Repair when the leaks are local and the rest of the covering is sound. Overlay when the deck and insulation are dry but the waterproofing has reached the end of its life. Replace when the insulation is wet, the deck is failing or leaks keep coming back. Only a look at the deck and insulation settles it, and our survey costs nothing.
Can you re-roof while the building stays in use?
Yes, and most of our clients need exactly that. Sections over loading bays, production lines or tenants are timed around shifts and agreed with your site team. Exclusion zones sit below any overhead work, and the roof is never left open overnight. At Banbury, new welfare and storage space went up inside a busy warehouse while it kept working.
Should I replace the roof before installing solar panels?
Yes, if the roof has less life left than the panels. An array is designed to stay for 25 years or more, and lifting it to re-roof later means paying for removal and refitting. Since June 2026, MCS installation standards require a check of the roof structure before panels go on. We renew and prepare the roof first; the panels follow through our commercial solar installation service.
Should I choose curtain walling or window replacement?
It depends on how the facade is built. Curtain walling is a glazed aluminium skin hung off the frame across several floors; windows sit in openings in a solid wall. Sealed glazing units are expected to last about 25 years according to GreenSpec, and sealants often less, while the frame lasts far longer. So a sound curtain wall can sometimes be reglazed and resealed rather than replaced. New windows and curtain walling must reach a U-value of 1.6 under current Building Regulations. Cladding on residential blocks over 11 metres is covered by our fire stopping and cladding remediation service.
What is in the free roof survey and cost plan?
Upload what you have: a roof survey, a dilapidations schedule, an EPC or phone photos. We inspect the roof and walls, photograph each defect and tell you whether to repair, overlay or replace. You then receive a cost plan and a programme to your date. There is no charge and no obligation.
How long does it take to re-roof a 5,000 m² warehouse?
It depends on the roof system, access, the state of the deck and the weather. A large roof is worked in sections, each one made watertight before the crew stops for the day. Materials and access are booked before any covering comes off. After the survey we write the completion date into the contract, with weather time already allowed.
Will a new roof improve my EPC and help with MEES?
Usually, yes. Replacing more than half of a roof means insulating the whole roof to current Building Regulations, where that pays back within 15 years. For a flat roof the target is a U-value of 0.18. A let commercial building needs EPC E or better today. The government has confirmed a target of EPC B from 2031 for rented buildings over 1,000 m², not yet in law. An accredited energy assessor models the gain, and our guide to MEES rules for commercial property tracks the dates.
Who pays for the roof at the end of a commercial lease?
It depends on who holds the repairing covenant. On a full repairing lease the tenant usually owes repair, and courts have accepted repair instead of replacement where that meets the covenant. Where the landlord holds the roof, a leak can be expensive: in a case reported by law firm Brodies in January 2026, a warehouse tenant recovered £147,000. Your surveyor sets the claim, and we price and carry out the works. Our guide, dilapidations explained, sets out how claims work.
What guarantees do I get on a new roof?
You get a written guarantee for the roofing system, with its length set out in your quotation. The building contract adds a defects period on our workmanship. At handover you also receive the O&M manual, drawings of what was built and every test certificate. Keep the file: an insurer, a buyer or a solar designer will ask for it.
Do you work outside London?
Yes. We are based in London and work across the UK, with projects in Manchester, Banbury and across the capital. Building Regulations differ in Scotland and Wales, and we plan the works to the local rules. Warehouses, retail parks and offices anywhere in Britain can book the same free survey. We take on roofing and facade works from £100,000.

I’d like to thank the team at Сraftex for the work they did on our office.
It was really important for us to get the work done quickly, but without compromising on quality, as we regularly have clients and guests visiting and needed to move into the new office within a month.
We spent around two weeks discussing and agreeing all the details before the work started. What I really appreciated was that everything we agreed beforehand was actually followed through during the job. The work was also completed on time.
Thanks to the whole Сraftex team for a great job. I’d definitely use them again if we need any work done in the future.IURII PYLYPETS

Hired Craftex to do the full design and fit out of my gym in Chelsea. Super efficient and fast team. They gave the best price and a proper fast track program. We managed to open in less than 6 weeks with no headaches or surprises during construction. Quality was great, we had zero snags on completion. I’ve worked with a few companies before but these guys really impressed me from project management to how they treat the client. Top GGs.

I worked perfectly with Sviat and Joe, with their architect they came up with a very smart design for our office to fit more desks and optimise the space to its maximum capacity. They also did excellent value engineering on the MEP design proposed by others, allowing us to save around £50K. The quality and speed were outstanding we finished two weeks ahead of schedule. Highly recommend these guys.

We brought in Craftex to refurb our London office and honestly, they made the whole thing way easier than we expected. They listened, suggested ideas we wouldn’t have thought of, and explained everything clearly. Not the cheapest quote we got, but the end result shows why, the place looks modern, clean, and our team actually enjoys being here now. Communication was spot-on too. No chasing and confusion, deadlines were hit. If you want people who genuinely care and don’t treat your project like “another job,” I’d recommend them.

Sviat and his team at Craftex were brilliant to work with on our office redesign. From the first meeting, they took the time to understand how we actually use the space rather than just pitching generic solutions. They came back with clever, practical ideas to maximise use of the space and get more employees and desks inside . Every step was handled professionally, and the process felt surprisingly smooth for a project of this size. They finished one week ahead of schedule, and the transformation is clear — our office feels brighter, more functional, and much more welcoming. I’d happily recommend Craftex to anyone who wants a reliable design team that also makes the journey enjoyable.

Craftex carried out a warehouse fit-out for us, and I couldn’t be happier with the outcome. The space has been completely transformed into a highly organized and efficient environment that makes our daily operations much smoother.
The team was professional but also very approachable — I always felt comfortable asking questions or giving feedback. They came up with smart, practical solutions that worked perfectly for our setup, and everything was explained clearly along the way.
The best part was how they stuck to the agreed timeline, finishing on schedule without cutting corners. It’s rare to get both quality and reliability, but Craftex delivered both.Roma Shchukin

We hired Craftex for a commercial ground floor fit-out with 2 flats above. There were some minor co-ordination hiccups with third-party suppliers but the team kept it moving. Finish quality was strong. Kitchens and doors look great. I have already asked them for a quote on the next project.

We recently hired Craftex for a commercial office fit-out project in Central London, and overall, we’re really happy with the result. There was a delay on our side with a custom glass partition supplier, but the Craftex team managed the construction schedule very professionally and kept everything on track. Their guys worked clean, respected our workspace and IT setup, and kept the site tidy throughout. If you're looking for a reliable office refurbishment company in London, I’d definitely recommend Craftex. Would use them again without hesitation.

This was a full high-end renovation of my Victorian rental apartment in Westminster, just off Sloane Square and Belgravia. The scope included full fit-out: electrics, plumbing, a new bespoke kitchen, and a luxury bathroom refurbishment. Craftex took care of everything and made the process easy. They weren’t the cheapest, but you can tell they really know what they’re doing when it comes to prime London property renovations.
The team was professional, organised, and genuinely seemed to care about getting everything right. I was especially impressed with the quality of the finish – the attention to detail really shows in every corner.
I’m very happy with the results and would definitely recommend Craftex to anyone looking for reliable, high-quality renovation work in Central London.Наталия Цимбалюк

My clients love the look — the beauty salon fit-out turned out exactly how I wanted. Couldn’t have pulled it off without their help. We used Craftex for a shop-to-flat conversion in Chelsea — turning an old retail space into two rental units. Access wasn’t the easiest, but the guys handled it well, no drama. Quote was clear, no hidden extras, and they actually stuck to it, which is rare. Finish came out solid, exactly what we needed for rentals. Joe (PM) kept things ticking and communication was always on point. All in all, smooth job — would use them again for sure.👍

Could not be HAPPIER with Sviat and the Craftex team, they certainly showed me that they’re the number one office design company in London that we’ve had the pleasure of working with. They gave us a unique design just like we wanted, and we loved the first initial draft of the concept. Also have to give them props for Construction, I gave them a tight timeline as we needed to move our team in ASAP, so they pulled double shifts and I didn’t see a drop in quality. Will be to talking to the team when we move up to our next bigger office. Highly recommended A+++

I and my husband are very satisfied with Craftex's service and customer support. We bought a house in Hampstead and wanted to redesign and renovate it. On our initial free consultation with Sviat, we found out that we actually can do loft conversion and rear extension and add value to the property straight away.
We worked with the Craftex design team to bring our vision to life and deliver planning approvals. At that time guys started stripping out to save time on the construction programme as we wanted to move in ASAP.
We worked with very experienced project director Konstantin who was responsible for all aspects of project delivery from design to construction with a very good eye on details and customer care.
We saved a lot of money by having professional advice from the start. Project management and quality at Craftex are at the highest level. Many thanks to Craftex Team.Lia Lavryk
