A whole new floor beneath the house
Craftex designs and builds basement conversions in London: new dig or existing cellar, with excavation, underpinning, waterproofing and the finished rooms under one contract. Our structural and party wall work starts with the survey, so the basement conversion is priced on what is under your house, not on a guess. For prime London homes and country houses, that new floor is often the pool, the cinema, the gym and the wine room the house never had room for, and a basement conversion in London is the one way to add it without touching the façade.
A basement adds the rooms a grand house runs out of: a swimming pool and spa, a cinema, a gym, a wine room, staff quarters and the plant to run them. We dig it, carry the house above it, keep it dry and finish it to the standard of your drawing room, with one team answering for all of it.
Cellar conversion or a new basement dig?
Three things decide the route: the head height you already have, the water in the ground and the houses on either side. A deep existing cellar can often be lowered and lined; a new basement under the whole footprint, or out under the garden, means excavation, underpinning and the party wall process, and it gives you the most space.
Our project directors and site managers are our own people, and we appoint and coordinate the structural engineer and the party wall surveyors, so one team answers for the excavation, the new structure, the waterproofing and the joinery in the cinema. That matters most under an occupied house on a terraced street, where every week of digging is noticed next door.
Borough basement policies. The central London boroughs with the most basement applications limit them. Kensington and Chelsea's Local Plan policy and Basements SPD allow a single storey beneath the house and no more than half of each garden, with a construction traffic management plan and a construction method statement at application. Westminster and Camden apply similar limits on depth and garden area. Outside these boroughs, and on larger plots and country houses, a deeper dig can still be possible; the survey tells you which rules apply to your address.
Construction method statement. Most councils now ask how the basement will be built before they grant it: the sequence of underpinning, how the house above and the neighbours' walls are supported, how spoil leaves the site and how noise and traffic are controlled. The engineer and our site team write it together, so the method that wins consent is the one we use.
The Party Wall etc. Act 1996. Digging within three metres of a neighbour's building, and lower than its foundations, needs notice under section 6, usually one month before work starts; works to a shared wall need two months' notice under section 3. Each neighbour can appoint a surveyor, and the award sets out how their property is protected and monitored. Our guide to the Party Wall Act covers the timings.
Waterproofing to BS 8102. The British Standard sets three grades of protection; habitable rooms, cinemas and wine rooms need grade 3, a dry environment. That is often reached by combining two systems, such as a waterproof concrete structure with a cavity drain membrane and pumped drainage, with a maintenance plan written in.
Basement excavation and basement extension in London. A basement extension under the garden, a lowered cellar or a full basement excavation under the house are three variants of the same job, and each one changes the structure, the consent route and the programme.

What does our basement conversion service include?
Six parts of one basement, from the soil report to the last bottle in the wine room, under one contract and one programme. A basement swimming pool needs its own structure, a plant room, dehumidification and a tanked shell around the pool tank; a home cinema needs acoustic isolation from the house above; a wine room needs steady temperature and humidity. Each one is designed into the structure, not added later. For work on the floors above at the same time, see our luxury home renovation service.
Survey, soil and structural design
Trial pits, ground and water readings and the engineer's design, all before the price is fixed.
Excavation and underpinning
The dig run in sequence, with the house above and the neighbours' walls supported and monitored throughout.
Waterproofing and drainage
A grade 3 dry basement to BS 8102, with pumped drainage and a written maintenance plan.
Lightwells and glazing
Lightwells, walk-on rooflights and garden access that bring daylight down to the new floor.
Plant, ventilation and escape
Ventilation, pool plant, fire protection and the escape route designed in from the first drawing.
Pool, cinema, gym and wine room fit-out
The finished rooms, built by the trades who fit our prime interiors above ground.

Six promises, written into your contract
Each of these is written into the contract for your basement, not printed on a brochure.
-
One team above and below ground
The people who dig the basement also finish the rooms in it and, if you wish, the house above it.
-
Priced on the ground, not on a guess
The engineer's design and the soil report come before the figure, and the agreed figure then stands.
-
Your neighbours kept on side
Notices, awards, monitoring and working hours agreed before the dig.
At Herbert Crescent the works ran quietly beside the neighbours to handover.
-
A dry basement, in writing
Waterproofing designed to grade 3 of BS 8102, with the maintenance plan handed over with the keys.
-
Covered for your neighbours and insurer
Public and employers' liability on every site, professional indemnity on request, ISO and CHAS accreditation.
-
Finished, then looked after
Handover when every room works as drawn, with certificates filed and aftercare once you move in.

Where do basement projects run into trouble?
Six places a London basement slips, and what we do about each before the first spade goes in. Most of these rows share one cause: the dig, the engineering and the fit-out are split between three firms who each answer for a part. One team that owns all three closes those gaps before work starts.
| Area | Where it often slips | With Craftex |
|---|---|---|
| Groundwater | Water found mid-dig, the programme stops and the design changes | Ground and water readings taken at survey, and the design built around them |
| Party walls | Late notices, angry neighbours and a dispute that halts the dig | Notices served early, surveyors appointed and monitoring agreed before work |
| Spoil | Lorries, skips and a blocked street that brings the council round | Spoil route, conveyor and collection times agreed in the traffic plan |
| Waterproofing | A damp patch in the new cinema a year after handover | Two systems designed together to grade 3, with a maintenance plan |
| The house above | Cracks in the rooms above from movement during the dig | Underpinning in sequence, temporary works designed and movement monitored |
| Programme | A dig that runs a season over while the house stays unusable | Long-lead plant and glazing ordered at design, the date in the contract |
What sets the price of a basement conversion?
No two basements cost the same, because no two plots of London ground are the same. These are the six things that move the figure, and what we settle about each before we price.
| What moves the price | What we fix before pricing |
|---|---|
| New dig or existing cellar | Whether the cellar can be lowered or a new floor must be dug |
| Depth and footprint | Under the house only, or out under the garden, within the borough's limits |
| Ground and water | Soil type and water level from trial pits and readings |
| Underpinning | How much of the house and the party walls must be underpinned |
| Lightwells and access | Lightwells, rooflights, a new stair or a lift |
| Fit-out specification | Pool, cinema, gym or wine room, and the plant each one needs |
Planning, the construction method statement and party wall awards run alongside the design, so they stay off the critical path. For what drives the total on a whole house, read house renovation cost in London.

Basement pools, cinemas and gyms in prime London
Pools and spas under Kensington, Chelsea, Knightsbridge and Belgravia. Stucco houses where a basement swimming pool, a steam room and a treatment room fit beneath the house within the borough's single-storey rule. The engineering is the hard part: a pool tank inside a dry box, under a listed or conservation-area façade.
Cinemas, gyms, wine rooms and staff quarters in Hampstead, Highgate and St John's Wood, and under country houses. Larger plots give room for a home cinema, a gym with daylight from a lightwell, a temperature-controlled wine room and a self-contained flat for staff.

We take on basements across London, including Kensington, Chelsea, Knightsbridge, Belgravia, Mayfair, Notting Hill, Holland Park, Hampstead, Highgate, St John's Wood, Fulham and Wimbledon, and under country houses in the home counties by arrangement. A London basement conversion in a conservation area usually also needs the lightwells and any rooflights to sit quietly on the street; we draw them to the borough's design guidance. Whether you are comparing basement conversion companies in London or basement specialists, the question is the same: who answers for the structure, the water and the finish?

Basement conversions: your questions
Do I need planning permission for a basement?
For a new dig in London, usually yes. Kensington and Chelsea, Westminster and Camden all have basement policies that limit depth and garden coverage and ask for a construction method statement. Converting an existing cellar without changing the outside of the house often needs no application, but Building Regulations always apply. We check your address at the survey. See planning and building regulations drawings.
Can my cellar be converted without digging deeper?
Sometimes. If the cellar already has enough head height and the walls are sound, it can be waterproofed, lined, ventilated and finished as living space. If not, the floor is lowered and the walls underpinned, which is closer to a new dig.
How do you keep a basement dry?
By designing the waterproofing to grade 3 of BS 8102 for any habitable room, usually with two systems working together: a water-resisting structure and a cavity drain membrane with pumped drainage. The pumps are serviced on a plan we hand over.
How long does a basement conversion take?
It depends on the depth, the ground and the party wall awards, so we set the date after the survey and write it into the contract. Planning and party wall agreements come first and run alongside the design.
Can we stay in the house during the dig?
Often for part of the work, depending on the structural sequence, the access and how much noise you can live with. On a larger dig, many owners move out while the underpinning and excavation run, then return for the fit-out.
Who handles the party wall awards with the neighbours?
We do. We serve the notices, work with the surveyors each neighbour appoints, agree condition surveys and monitoring, and keep the neighbours informed throughout. Our guide to the Party Wall Act explains the process.
Can a basement have a lightwell or garden access?
Yes. Front and rear lightwells, walk-on glass rooflights and a stair or glazed doors to the garden all bring daylight down. In conservation areas they are drawn to the borough's guidance so they read quietly from the street.
What drives the cost of a basement?
The ground, the depth, the underpinning, the lightwells and the specification of the rooms. A pool or cinema adds structure and plant. Use the calculator above for the finished floor, and read house renovation cost in London for the wider budget. Get in touch and we will discuss your project.
Can you renovate the rest of the house at the same time?
Yes, and it is usually the better route: one programme, one set of certificates and one team on site. See our home renovation and refurbishment service.
Can you build a basement swimming pool?
Yes. A basement pool needs a structural tank inside a fully waterproofed box, a plant room, dehumidification and an access route for the plant. We design all of it with the engineer from the start, with the spa, steam room and changing rooms around it.
Can you dig a double-depth or iceberg basement?
In Kensington and Chelsea, Westminster and Camden, new basements are now limited to one storey, so double-depth or iceberg schemes are rarely allowed there. On some larger plots, other boroughs and country houses, a deeper dig can be possible; we check the policy and the ground first.
How fast do you reply?
We reply the same working day. Send the address, a floor plan if you have one and a few photos of the house and garden, and one of our directors calls you back.

What our clients say

I and my husband are very satisfied with Craftex's service and customer support. We bought a house in Hampstead and wanted to redesign and renovate it. On our initial free consultation with Sviat, we found out that we actually can do loft conversion and rear extension and add value to the property straight away.
We worked with the Craftex design team to bring our vision to life and deliver planning approvals. At that time guys started stripping out to save time on the construction programme as we wanted to move in ASAP.
We worked with very experienced project director Konstantin who was responsible for all aspects of project delivery from design to construction with a very good eye on details and customer care.
We saved a lot of money by having professional advice from the start. Project management and quality at Craftex are at the highest level. Many thanks to Craftex Team.Lia Lavryk

This was a full high-end renovation of my Victorian rental apartment in Westminster, just off Sloane Square and Belgravia. The scope included full fit-out: electrics, plumbing, a new bespoke kitchen, and a luxury bathroom refurbishment. Craftex took care of everything and made the process easy. They weren’t the cheapest, but you can tell they really know what they’re doing when it comes to prime London property renovations.
The team was professional, organised, and genuinely seemed to care about getting everything right. I was especially impressed with the quality of the finish – the attention to detail really shows in every corner.
I’m very happy with the results and would definitely recommend Craftex to anyone looking for reliable, high-quality renovation work in Central London.Наталия Цимбалюк

I’d like to thank the team at Сraftex for the work they did on our office.
It was really important for us to get the work done quickly, but without compromising on quality, as we regularly have clients and guests visiting and needed to move into the new office within a month.
We spent around two weeks discussing and agreeing all the details before the work started. What I really appreciated was that everything we agreed beforehand was actually followed through during the job. The work was also completed on time.
Thanks to the whole Сraftex team for a great job. I’d definitely use them again if we need any work done in the future.IURII PYLYPETS

We managed to open in less than 6 weeks with no headaches or surprises during construction. Quality was great, we had zero snags on completion. I worked perfectly with Sviat and Joe, with their architect they came up with a very smart design for our office to fit more desks and optimise the space to its maximum capacity. They also did excellent value engineering on the MEP design proposed by others, allowing us to save around £50K. The quality and speed were outstanding we finished two weeks ahead of schedule. Highly recommend these guys.

We brought in Craftex to refurb our London office and honestly, they made the whole thing way easier than we expected. They listened, suggested ideas we wouldn’t have thought of, and explained everything clearly. Not the cheapest quote we got, but the end result shows why, the place looks modern, clean, and our team actually enjoys being here now. Communication was spot-on too. No chasing and confusion, deadlines were hit. If you want people who genuinely care and don’t treat your project like “another job,” I’d recommend them.

Sviat and his team at Craftex were brilliant to work with on our office redesign. From the first meeting, they took the time to understand how we actually use the space rather than just pitching generic solutions. They came back with clever, practical ideas to maximise use of the space and get more employees and desks inside . Every step was handled professionally, and the process felt surprisingly smooth for a project of this size. They finished one week ahead of schedule, and the transformation is clear — our office feels brighter, more functional, and much more welcoming. I’d happily recommend Craftex to anyone who wants a reliable design team that also makes the journey enjoyable.

We hired Craftex for a commercial ground floor fit-out with 2 flats above. There were some minor co-ordination hiccups with third-party suppliers but the team kept it moving. Finish quality was strong. Kitchens and doors look great. I have already asked them for a quote on the next project.

These guys actually deliver. They handled our first industrial to residential conversion near Tower Bridge, turned an old warehouse into 4 modern flats. We recently hired Craftex for a commercial office fit-out project in Central London, and overall, we’re really happy with the result. There was a delay on our side with a custom glass partition supplier, but the Craftex team managed the construction schedule very professionally and kept everything on track. Their guys worked clean, respected our workspace and IT setup, and kept the site tidy throughout. If you're looking for a reliable office refurbishment company in London, I’d definitely recommend Craftex. Would use them again without hesitation.

I was stressed about timing since we had bookings lined up, but they smashed it. Even worked Saturday to finish the floor. My clients love the look — the beauty salon fit-out turned out exactly how I wanted. Couldn’t have pulled it off without their help. We used Craftex for a shop-to-flat conversion in Chelsea — turning an old retail space into two rental units. Access wasn’t the easiest, but the guys handled it well, no drama. Quote was clear, no hidden extras, and they actually stuck to it, which is rare. Finish came out solid, exactly what we needed for rentals. Joe (PM) kept things ticking and communication was always on point. All in all, smooth job — would use them again for sure.👍

I had a very specific vision for the studio. calm tones, soft lighting, hidden storage etc. the craftex team just got it. build was done quicker than I expected and the guys were polite, tidy and actually listened. we had 2 snags on day one but they fixed it before the week was out. worth it for the peace of mind.Dariia Shvyryda

Could not be HAPPIER with Sviat and the Craftex team, they certainly showed me that they’re the number one office design company in London that we’ve had the pleasure of working with. They gave us a unique design just like we wanted, and we loved the first initial draft of the concept. Also have to give them props for Construction, I gave them a tight timeline as we needed to move our team in ASAP, so they pulled double shifts and I didn’t see a drop in quality. Will be to talking to the team when we move up to our next bigger office. Highly recommended A+++
