London homes we have rebuilt
- 32 weeksto refurbish a 450 m² Knightsbridge house beside its neighbours at Herbert Crescent
- 0snags left at handover: the standard we hand every home over to
- 60%of site labour, on average, is our own team rather than subcontracted
- £10Mpublic and employers' liability cover on every house we extend
Room to live, built in one contract
Craftex designs and builds house extensions in London: large glazed kitchen and garden extensions, orangeries, wraparound and double-storey additions, with the whole ground floor reworked around them. One team draws the house extension, agrees the party walls, builds the structure and fits it out, so the figure and the date fixed at design hold to the end. We work on prime townhouses and large detached houses, where an extension is structural work on a home worth protecting, and the finish has to match the rooms it opens onto.
The extensions we build change how a whole house lives: a kitchen that opens to the garden under a wall of glass, a family room with a lantern roof, a ground floor rebuilt so every room has a purpose again.
Which extension suits your house?
Three questions decide it: how the house meets its garden, what the street and the borough allow, and how much of the ground floor you want to change. A full-width glazed rear extension suits most townhouses; a wraparound or orangery suits a detached house with land on more than one side.
Our designers, site managers and most of the trades on site are employed by us, so whoever measures your house at the first visit stays responsible for the room we hand back. Structural calculations, the planning or permitted development route, the Building Regulations application and the notices to your neighbours run through one office. We take on extensions as part of a larger plan for the house; a small side return on its own is better served by a specialist, and we say so at the first call.
Permitted development or householder planning. A single-storey rear extension on a house can often go ahead under permitted development (Class A): up to 3 m deep on an attached house and 4 m on a detached one, or 6 m and 8 m where the council grants prior approval for a larger home extension, at no more than 4 m high. Side extensions and anything over one storey lose those rights in a conservation area, flats have none, and an Article 4 direction can remove them on your street. The large extensions this page is about usually exceed those limits and need a householder planning application. See permitted development extension rules for every limit and condition.
The Party Wall Act. Building on or up to the boundary wall, or digging foundations close to a neighbour's, needs formal notice to the neighbours under the Party Wall etc. Act 1996: two months for work to an existing party wall, one month for a new wall on the boundary line or for excavation near a neighbour's foundations. We serve the notices at design stage so the programme already allows for them.
Building Regulations. The steel frame and foundations are designed by a structural engineer (Part A). A large area of glass has to be justified against the thermal rules of Part L, the escape route from the new room is checked under Part B, and a public sewer under the footprint needs a build-over agreement with the water company (Part H).
Side return extensions. Filling the narrow passage beside a Victorian back addition with a glazed roof widens the kitchen. We build side returns as part of a whole-ground-floor remodel, where the side and the rear are designed together, not as a stand-alone job.
Orangeries and garden rooms. Brick or stone piers, a glazed lantern and doors to the terrace. An orangery opened to the kitchen is treated as an extension under the regulations, so it is insulated and heated like the rest of the house.
Choosing house extension builders. Specialist extension firms, local builders and design-and-build companies will all price the same house. The useful questions: who produces the drawings, who is responsible for the steelwork, who handles the neighbours' notices and who installs the kitchen. One firm, or four?

What does our house extension service include?
Six parts of one extension, designed, built and certified by the same team, so the glass, the steel and the kitchen arrive as one plan and one price. An extension is planned from the house outwards. The position of the steels decides where the kitchen island can sit, the drainage route decides where the sink goes, and the depth of the new room decides how much daylight reaches the middle of the house. If the extension is one part of a larger project, our luxury home renovation team runs it with the rest of the work, and a new top floor comes from our loft conversion service.
Glazed rear and garden extensions
Full-width rooms with frameless glass, slim sliding doors and a level threshold to the terrace.
Kitchen extensions
A kitchen, dining and family room designed with the joinery, the island and the services in one drawing.
Whole-ground-floor reconfiguration
Walls taken out, rooms re-planned and the side return folded in, so the old house and the new room read as one.
Orangeries, wraparound and double storey
Lantern roofs, L-shaped wraparounds and two-storey additions for detached houses with room to grow.
Structure, steels and party walls
Foundations, the steel frame, the engineer's calculations and the neighbours' agreements, settled before the dig.
Glazing, roof lights and finishes
Structural glass, roof lanterns, stone or timber floors and underfloor heating, specified at design.

The Craftex Guide to Residential Design and Build
A short, free guide for owners planning major work on a home: how to brief a designer, which consents to expect, how a budget is built and how to tell a firm figure from an optimistic one.
Six promises, written into your contract
Six commitments written into the contract for your extension, so you can hold us to every one of them.
-
Designed and built by one team
The people who draw your extension build it, so no detail falls between an architect's drawing and a builder's reading of it.
At Pan Peninsula one team produced the interior design and carried out the reconstruction.
-
A figure fixed before you sign
Structure, glazing and kitchen are specified first, so the price you sign is the price you pay.
Pan Peninsula was handed over on time and on budget.
-
A programme you can plan around
Steel, glass and the kitchen are ordered the week the drawings are approved, and the dates are written into the agreement.
-
Neighbours agreed before day one
Party wall notices, deliveries and working hours settled with the street in advance.
At Herbert Crescent deliveries, noisy work and protection of the street were agreed before the first day.
-
Covered and accredited
ISO and CHAS accredited, professional indemnity available on request, and every site run under our own safety management system.
-
Certified, then looked after
The Building Control completion certificate and every test certificate handed over in one file, followed by an aftercare period agreed before work starts.

Where do house extensions go over budget?
Five places a London extension usually costs more than planned. We settle each one at design, so the figure you sign stays the figure you pay. Almost every overrun has the same cause: the extension was priced before anyone designed it. A survey, drawings and a full specification before the figure close the gap.
| Area | Where budgets usually slip | With Craftex |
|---|---|---|
| Party wall | Notices served once the builder is ready, so the site waits on surveyors | Notices served at design stage, inside the programme |
| Steel sizes | Beams resized after the walls come out, with new orders and new dates | Engineer's design and steel order fixed before demolition |
| Drainage | A public sewer found under the footprint mid-dig | Drains surveyed at the first visit, build-over agreed in advance |
| Glazing lead times | Large panes ordered late, leaving the room open for weeks | Glass measured from the steel drawings and ordered early |
| Finishes | Kitchen, floor and lighting chosen on site, one upgrade at a time | Every finish selected from samples and priced before you sign |
What sets the price of a house extension?
Six factors set the figure for an extension in London. Each one is settled on the drawings before you commit.
| What changes the figure | What we settle before you sign |
|---|---|
| Size and storeys | Floor area, height and whether a second storey is worth adding |
| Structure and steels | Foundation type, steel frame and the engineer's calculations |
| Glazing | Sizes, frames, roof lanterns and the glass specification |
| Kitchen and finishes | Joinery, worktops, floors and lighting, selected from samples |
| Drainage and services | Sewer position, heating, electrics and ventilation routes |
| Planning and party walls | Consent route, conditions and the neighbours' surveyors |
When the extension is one part of a whole-house project, scaffold, structure and site costs are shared, so each element costs less on its own. Our house renovation cost in London guide explains how a full budget is built.

We extend prime homes across London, including Belgravia, Chelsea, Kensington, Notting Hill, Holland Park, St John's Wood, Hampstead, Highgate, Islington, Chiswick, Barnes, Clapham, Dulwich, Wimbledon and Richmond. Most of these streets sit in conservation areas, where permitted development is narrower and the borough's design guidance for rear and side extensions applies; we draw every extension to it. House extensions: your questions
Do I need planning permission to extend my house?
Not always. A single-storey rear extension within the permitted development limits can go ahead without an application, sometimes after a prior approval. Larger, taller or side extensions, and most work in a conservation area, need householder planning permission. The permitted development extension rules guide lists each limit, and we confirm the route at the home visit.
What is a side return extension, and does it suit my house?
It fills the passage beside the back addition of a Victorian or Edwardian house, usually under a glazed roof, to widen the kitchen. It works best designed together with a rear extension and a re-planned ground floor, which is how we build it.
Can you build a kitchen extension and fit the kitchen too?
Yes. The kitchen is drawn with the extension, so the island, the extract, the drainage and the lighting are fixed before the steel is ordered. We build kitchen extensions across London with the joinery and worktops installed under the same contract.
How long does an extension take to build?
Size, structure and the amount of glass set the pace: a two-storey wraparound takes longer than a single-storey rear room. The programme comes with the fixed figure, and its dates go into the contract.
Who deals with the party wall agreement?
We do. The notices go to each neighbour at design stage, and if a neighbour appoints a surveyor, we work with them until the award is signed, before the foundations start.
Do you draw the plans as well as build?
Yes. Our designers prepare the planning and Building Regulations drawings, and the structural engineer's calculations come through us. Our guide to choosing a house extension architect explains what to look for in the drawings.
Can we stay at home while you build?
Usually, yes. The new structure goes up outside the existing walls, and the old back wall comes down late, behind a temporary screen, so most of the house stays in use until the last weeks.
What drives the cost of an extension?
The size and number of storeys, the structure, the glazing, the kitchen and finishes, the drainage and the consents. The calculator on this page gives an indicative range at our 2026 London rates; for your house, get in touch and we will discuss your project.
Do you extend listed or conservation-area houses?
Yes. A listed house needs listed building consent alongside planning, and a conservation area narrows permitted development, so we prepare the application to the borough's guidance and the house's history.
How quickly do you reply?
The same working day. Email or WhatsApp us the address with some photos of the rear of the house and the garden, and a director will call you.

What our clients say

I and my husband are very satisfied with Craftex's service and customer support. We bought a house in Hampstead and wanted to redesign and renovate it. On our initial free consultation with Sviat, we found out that we actually can do loft conversion and rear extension and add value to the property straight away.
We worked with the Craftex design team to bring our vision to life and deliver planning approvals. At that time guys started stripping out to save time on the construction programme as we wanted to move in ASAP.
We worked with very experienced project director Konstantin who was responsible for all aspects of project delivery from design to construction with a very good eye on details and customer care.
We saved a lot of money by having professional advice from the start. Project management and quality at Craftex are at the highest level. Many thanks to Craftex Team.Lia Lavryk

This was a full high-end renovation of my Victorian rental apartment in Westminster, just off Sloane Square and Belgravia. The scope included full fit-out: electrics, plumbing, a new bespoke kitchen, and a luxury bathroom refurbishment. Craftex took care of everything and made the process easy. They weren’t the cheapest, but you can tell they really know what they’re doing when it comes to prime London property renovations.
The team was professional, organised, and genuinely seemed to care about getting everything right. I was especially impressed with the quality of the finish – the attention to detail really shows in every corner.
I’m very happy with the results and would definitely recommend Craftex to anyone looking for reliable, high-quality renovation work in Central London.Наталия Цимбалюк

My experience with Craftex was excellent from beginning to end. They took the time to really listen to what I wanted and then offered practical suggestions that made the design even better. I always felt like they cared about creating a space that worked for me, not just one that looked nice on paper. The end result is an office that feels stylish, welcoming, and very functional for day-to-day work. The process itself was straightforward, well-managed, and never stressful. I’d definitely recommend Craftex if you’re looking for office design and build services in London — they made the whole journey a positive one.

Communication throughout the project was excellent, and they always went above and beyond to make sure we were satisfied. It’s rare to find a construction company that combines professionalism, attention to detail, and great customer service so well.
Without a doubt, Craftex is one of the best construction companies we have ever worked with. Highly recommended to anyone looking for quality and trustworthy builders.Adam Miah

I’d like to thank the team at Сraftex for the work they did on our office.
It was really important for us to get the work done quickly, but without compromising on quality, as we regularly have clients and guests visiting and needed to move into the new office within a month.
We spent around two weeks discussing and agreeing all the details before the work started. What I really appreciated was that everything we agreed beforehand was actually followed through during the job. The work was also completed on time.
Thanks to the whole Сraftex team for a great job. I’d definitely use them again if we need any work done in the future.IURII PYLYPETS

Hired Craftex to do the full design and fit out of my gym in Chelsea. Super efficient and fast team. They gave the best price and a proper fast track program. We managed to open in less than 6 weeks with no headaches or surprises during construction. Quality was great, we had zero snags on completion. I’ve worked with a few companies before but these guys really impressed me from project management to how they treat the client. Top GGs.

I worked perfectly with Sviat and Joe, with their architect they came up with a very smart design for our office to fit more desks and optimise the space to its maximum capacity. They also did excellent value engineering on the MEP design proposed by others, allowing us to save around £50K. The quality and speed were outstanding we finished two weeks ahead of schedule. Highly recommend these guys.

We brought in Craftex to refurb our London office and honestly, they made the whole thing way easier than we expected. They listened, suggested ideas we wouldn’t have thought of, and explained everything clearly. Not the cheapest quote we got, but the end result shows why, the place looks modern, clean, and our team actually enjoys being here now. Communication was spot-on too. No chasing and confusion, deadlines were hit. If you want people who genuinely care and don’t treat your project like “another job,” I’d recommend them.

Sviat and his team at Craftex were brilliant to work with on our office redesign. From the first meeting, they took the time to understand how we actually use the space rather than just pitching generic solutions. They came back with clever, practical ideas to maximise use of the space and get more employees and desks inside . Every step was handled professionally, and the process felt surprisingly smooth for a project of this size. They finished one week ahead of schedule, and the transformation is clear — our office feels brighter, more functional, and much more welcoming. I’d happily recommend Craftex to anyone who wants a reliable design team that also makes the journey enjoyable.

Craftex carried out a warehouse fit-out for us, and I couldn’t be happier with the outcome. The space has been completely transformed into a highly organized and efficient environment that makes our daily operations much smoother.
The team was professional but also very approachable — I always felt comfortable asking questions or giving feedback. They came up with smart, practical solutions that worked perfectly for our setup, and everything was explained clearly along the way.

We hired Craftex for a commercial ground floor fit-out with 2 flats above. There were some minor co-ordination hiccups with third-party suppliers but the team kept it moving. Finish quality was strong. Kitchens and doors look great. I have already asked them for a quote on the next project.

These guys actually deliver. They handled our first industrial to residential conversion near Tower Bridge, turned an old warehouse into 4 modern flats. We recently hired Craftex for a commercial office fit-out project in Central London, and overall, we’re really happy with the result. There was a delay on our side with a custom glass partition supplier, but the Craftex team managed the construction schedule very professionally and kept everything on track. Their guys worked clean, respected our workspace and IT setup, and kept the site tidy throughout. If you're looking for a reliable office refurbishment company in London, I’d definitely recommend Craftex. Would use them again without hesitation.

We used Craftex for a shop-to-flat conversion in Chelsea — turning an old retail space into two rental units. Access wasn’t the easiest, but the guys handled it well, no drama. Quote was clear, no hidden extras, and they actually stuck to it, which is rare. Finish came out solid, exactly what we needed for rentals. Joe (PM) kept things ticking and communication was always on point. All in all, smooth job — would use them again for sure.👍

Could not be HAPPIER with Sviat and the Craftex team, they certainly showed me that they’re the number one office design company in London that we’ve had the pleasure of working with. They gave us a unique design just like we wanted, and we loved the first initial draft of the concept. Also have to give them props for Construction, I gave them a tight timeline as we needed to move our team in ASAP, so they pulled double shifts and I didn’t see a drop in quality. Will be to talking to the team when we move up to our next bigger office. Highly recommended A+++
