Lease ending? Pay what the lease asks, not the wish list

One team, one point of contact: when your lease ends, breaks or shrinks, Craftex handles the landlord's dilapidations claim for your business, so you are not juggling a surveyor, a solicitor and three contractors. Our in-house RICS-qualified surveyor is part of the same turnkey team: they assess the schedule and cost both the claim and the works upfront, then we negotiate on your behalf and show you where the cost can come down. What can be reused goes with you to the new premises or is resold, and we do the reinstatement and strip-out ourselves. Tenant dilapidations are our daily work as builders, so the figure we agree with the landlord is one we can deliver.

A landlord's first schedule is an opening position, not a bill. It often asks for more than the lease requires, priced at rates nobody has tested. We check every line against your lease, your licences and the state the premises were in when you moved in.

We work for offices, warehouses, shops, restaurants, labs and other businesses leaving premises in London and across the UK. Dilapidations negotiation sits with the people who price and build the works, so nothing is agreed that we cannot deliver.

How we negotiate a dilapidations claim for tenants

Two people at a table going through a document with a pen, beside a plant

We read the lease and the schedule, then price every item as a builder would. Items the lease does not require come out. Inflated rates come down to real costs. Our own RICS-qualified quantity surveyor reviews the landlord's schedule, prices it line by line, prepares the response and negotiates it with the landlord's surveyor until the figure is fair.

The law puts a ceiling on any claim. Under section 18(1) of the Landlord and Tenant Act 1927, damages for disrepair can never exceed the fall in value of the landlord's interest. Nothing is recoverable for repairs that would be made worthless because the building is pulled down or structurally altered at or soon after the lease ends.

The Dilapidations Protocol sets the timetable. The landlord should send the schedule and the quantified demand within a reasonable time, generally within 56 days after the tenancy ends. The tenant's response usually follows within 56 days of the quantified demand, item by item, on the landlord's schedule. That response is often laid out as a Scott schedule: item, claim, response and cost side by side.

An interim schedule arrives during the lease; a terminal schedule arrives near or after its end. Either way, the protocol says the demand should be limited to the landlord's likely loss and should leave out work the landlord's own plans will supersede. Good dilapidations advice starts there.

What we do for a tenant when the lease ends

One team from the first look at the schedule to the day you hand back the keys. Six workstreams, each priced line by line and programmed back from your lease date.

Printed forms and a pen on a dark timber desk

Claim review and negotiation

We test the landlord's claim against the lease and the law, then negotiate it down with their surveyor.

Calculator, tape measure, scissors and marked-up papers on a desk

Schedule response, priced line by line

A clear response to every item, with the real cost of the work beside it.

Office floor stripped to the slab, with materials stacked by the windows

Reinstatement, strip-out and repairs

Partitions, ceilings, floors and services taken back to what the lease asks, and no further.

Row of white storage cabinets and pedestals lined up against a brick wall

A reuse plan for stock, fit-out and equipment

What can be kept, sold or moved instead of skipped and bought again.

Stacks of timber stools ready to be moved

The move to your next premises

Fit-out, furniture and equipment that are worth moving go with you, planned around both buildings.

Keys held out in an open hand beside a door lock

Handback and vacant possession

A clean, empty unit, certificates and photos on the day, so the claim has nothing new to add.

How it works

From the landlord's schedule to a signed settlement

  1. Free claim review

    • Send the lease, licences and the schedule. We tell you where the claim is weak and what it should cost.
  2. Priced response and savings plan

    • Every item answered and priced, plus a list of what can be reused or moved.
  3. Negotiation

    • We meet the landlord's surveyor and argue each item on the lease and the numbers.
  4. Works or cash, agreed

    • We compare doing the works ourselves with paying a settlement, and you choose the cheaper route.
  5. Handback and the move

    • Works finished before the end date, keys returned, and your business settled into the next premises.

Do the works, or settle in cash?

Hands signing a document on a timber table

There are two ways to close a claim. You do the works before the lease ends, or you pay the landlord a sum instead. We price both, so you can see which costs less before you commit.

Doing the works yourself keeps the cost at what the work really costs and ends the argument about rates. It needs time before the end date and access to the premises. A cash settlement suits a tenant who has already left, or a landlord who plans to refurbish anyway. In that case the landlord's real loss may be far lower than the schedule suggests.

A settlement is usually recorded in a short agreement that closes the claim in full. VAT on a dilapidations payment depends on how it is structured, so your accountant should confirm the treatment before you sign. If you are leaving under a break clause, check its conditions first: a break that requires vacant possession can fail if partitions or equipment are left behind.

Where tenants save on dilapidations costs

Bright office with white desks, black chairs and a frosted glass partition

Reuse instead of strip and rebuy. Raised floors, partitions, lighting, kitchens, racking and equipment can often stay for the next tenant, be sold or move with you. Each one kept is a cost taken out of the claim and out of your next fit-out.

Pen and ruler on a sheet of paper with a hand-drawn chart

Only what the lease asks. No upgrades dressed up as repairs, and no reinstatement of alterations the licence never required to be removed. At Drake's we sized the new warehouse's ventilation for a five-year stay and saved around 30% on that package.

Tenants often ask for dilapidations costs per sq ft. There is no honest single figure. The cost moves with the repairing covenant, the reinstatement clause, the age of the services, the condition when you moved in and the landlord's plans for the building. A make good clause or yield-up clause tells you what must be removed or repaired; the licence for alterations tells you what you may leave. We read all three before we price anything.

One team, one point of contact

Six promises, written into your contract

  1. One team, one point of contact

No separate surveyor, solicitor and contractors to manage: one person runs the claim, the works and the move.

Drake's: dilapidation works and the full move to the next warehouse, one team.

  2. Costs upfront, and the figure stands

We price the claim and the works at the start, and the price we sign is the price you pay at handback.

we won Drake's warehouse by coming in about £15k below the other quotes.

  3. Our own RICS-qualified surveyor

An in-house RICS-qualified surveyor on the same turnkey team assesses the schedule, prepares the response and negotiates for you, challenging every over-claimed item with section 18 and the works-or-cash choice.

No outside surveyor to brief: the person who prices the claim works with the crews who do the works.

  4. Reuse, move or resell

Partitions, kitchens, racking and equipment that still work go to your new premises or are resold, not skipped.

  5. Our own crews, handed back on the date

We do the reinstatement and strip-out ourselves, around 60% of the work by our own crews, planned around your operations.

Beaumont House, 750 sq m in 3 weeks with five weeks left on the lease.

  6. £10M cover, zero snags

Public and employers' liability of £10 million each; snagged before you inspect, with certificates and photos for the handback.

Zero-snag handovers on every project to date.

Already have a quote? Send it to us. We'll beat it.

Holding the landlord's schedule, a contractor's quote for the works or a surveyor's figure? Send it to us. A director reviews it and replies the same working day with how we beat it for the same scope and the same end date.

Tenant dilapidations: questions businesses ask

Can a contractor negotiate a dilapidations claim for a tenant?

Yes. We negotiate on your behalf with the landlord's surveyor, using a priced response prepared by our own in-house RICS-qualified quantity surveyor. Because we also do the works, every figure we agree is one we can deliver.

How much can a landlord claim for dilapidations?

No more than the drop in the value of their interest that the disrepair causes. That legal cap, set by the 1927 Act, is often well below the cost on the schedule.

Is it cheaper to do the works or pay a cash settlement?

It depends on the schedule, the time left and the landlord's plans. We price both routes so you can choose the cheaper one.

What if the landlord plans to refurbish or redevelop?

Repairs that the landlord's own works would make worthless should come out of the claim. Nothing is recoverable for them if the building is to be pulled down or structurally altered.

How long does a landlord have to bring a dilapidations claim?

Generally six years from the breach for a lease signed as a simple contract, and twelve years where the lease is a deed. The Dilapidations Protocol expects the landlord's schedule generally within 56 days after the lease ends.

Can we reuse our fit-out or furniture in the next premises?

Often, yes. We list what can move or stay before anything is stripped, which lowers both the claim and the cost of your next fit-out.

Do we still need a dilapidations surveyor?

Not always. Many tenants use us instead, as the people who price and build. On a large or disputed claim we work alongside your surveyor. Read our guide to dilapidations.

What do you need for the free claim review?

The lease, any licences for alterations, the landlord's schedule if you have it, and photos or the address. We reply the same working day.

Do you work outside London?

Yes. Claim reviews and negotiations run anywhere in the UK. Our crews work across Greater London and the South East.

Who pays for a dilapidation survey?

Each side usually pays its own surveyor. Many leases also let the landlord recover the cost of preparing and serving a schedule from the tenant, so check the costs clause.

How fast do you reply?

Fast: every enquiry gets an answer on the same working day it arrives.

They listened, suggested ideas we wouldn’t have thought of, and explained everything clearly. Not the cheapest quote we got, but the end result shows why, the place looks modern, clean, and our team actually enjoys being here now. Communication was spot-on too. No chasing and confusion, deadlines were hit. If you want people who genuinely care and don’t treat your project like “another job,” I’d recommend them.

  • Sviat and his team at Craftex were brilliant to work with on our office redesign. From the first meeting, they took the time to understand how we actually use the space rather than just pitching generic solutions. They came back with clever, practical ideas to maximise use of the space and get more employees and desks inside . Every step was handled professionally, and the process felt surprisingly smooth for a project of this size. They finished one week ahead of schedule, and the transformation is clear — our office feels brighter, more functional, and much more welcoming. I’d happily recommend Craftex to anyone who wants a reliable design team that also makes the journey enjoyable.

    Cucu Iulian

  • My experience with Craftex was excellent from beginning to end. They took the time to really listen to what I wanted and then offered practical suggestions that made the design even better. The end result is an office that feels stylish, welcoming, and very functional for day-to-day work. The process itself was straightforward, well-managed, and never stressful. • We hired Craftex for a commercial ground floor fit-out with 2 flats above. There were some minor co-ordination hiccups with third-party suppliers but the team kept it moving. Finish quality was strong. Kitchens and doors look great. I have already asked them for a quote on the next project.

    Ben Edell

  • These guys actually deliver. They handled our first industrial to residential conversion near Tower Bridge, turned an old warehouse into 4 modern flats. They stuck to the plan, kept the site clean and the timing was on point. No hidden extras, no drama, just a professional construction company in London that gets the job done.

    Богдан Главацкий

  • We recently hired Craftex for a commercial office fit-out project in Central London, and overall, we’re really happy with the result. There was a delay on our side with a custom glass partition supplier, but the Craftex team managed the construction schedule very professionally and kept everything on track. Their guys worked clean, respected our workspace and IT setup, and kept the site tidy throughout. If you're looking for a reliable office refurbishment company in London, I’d definitely recommend Craftex. Would use them again without hesitation.

    Ardian Beleshi

  • This was a full high-end renovation of my Victorian rental apartment in Westminster, just off Sloane Square and Belgravia. The scope included full fit-out: electrics, plumbing, a new bespoke kitchen, and a luxury bathroom refurbishment. Craftex took care of everything and made the process easy. They weren’t the cheapest, but you can tell they really know what they’re doing when it comes to prime London property renovations.
The team was professional, organised, and genuinely seemed to care about getting everything right. I was especially impressed with the quality of the finish – the attention to detail really shows in every corner.
I’m very happy with the results and would definitely recommend Craftex to anyone looking for reliable, high-quality renovation work in Central London.

    Наталия Цимбалюк

  • I was stressed about timing since we had bookings lined up, but they smashed it. Even worked Saturday to finish the floor. My clients love the look — the beauty salon fit-out turned out exactly how I wanted. Couldn’t have pulled it off without their help. Genuinely appreciate the way they communicated throughout the refurbishment. If you need reliable help with beauty salon design or fit-out, especially in a place like Chelsea — these are the guys.

    Rami Jusupova

  • We used Craftex for a shop-to-flat conversion in Chelsea — turning an old retail space into two rental units. Access wasn’t the easiest, but the guys handled it well, no drama. Quote was clear, no hidden extras, and they actually stuck to it, which is rare. Finish came out solid, exactly what we needed for rentals. Joe (PM) kept things ticking and communication was always on point. All in all, smooth job — would use them again for sure.👍

    Apartify Estates

  • Fuse Energy hired Craftex on the fit-out and installation of our engineering and research centre, which included electrical, heating, lighting, plumbing, and ventilation upgrades. They delivered everything to a high standard and were proactive throughout — even working weekends to help speed up the programme, despite not being contracted to. They managed last-minute changes very well, communication was clear and consistent, and the team was professional from start to finish. We’d happily recommend Craftex to anyone needing a reliable construction partner.

    Hainro Eybers

  • Holistic therapy space fit-out
Super impressed. I had a very specific vision for the studio. calm tones, soft lighting, hidden storage etc. the craftex team just got it. build was done quicker than I expected and the guys were polite, tidy and actually listened. we had 2 snags on day one but they fixed it before the week was out. worth it for the peace of mind.

    Dariia Shvyryda

  • Made a full refurbishment and redesign of our Central London office. Fantastic work, quality service and reliable people. Can recommend it to everybody

    Nikita Nigai

  • Amazing experience with these guys. I trusted them my apartment in London and Business. They are always accurate, very professional, responsive and neat. They would always advice me right things for my best interest. I had luxury experience with them and I would definitely recommend Craftex to everyone.

    Motush Motushev

  • Could not be HAPPIER with Sviat and the Craftex team, they certainly showed me that they’re the number one office design company in London that we’ve had the pleasure of working with. They gave us a unique design just like we wanted, and we loved the first initial draft of the concept. Also have to give them props for Construction, I gave them a tight timeline as we needed to move our team in ASAP, so they pulled double shifts and I didn’t see a drop in quality. Will be to talking to the team when we move up to our next bigger office. Highly recommended A+++

    Mikhail Burdoev

  • Very professional company. Craftex did brilliant minimalistic design and completely refurbished my apartment to the highest quality.

    Vlad

  • I and my husband are very satisfied with Craftex's service and customer support. We bought a house in Hampstead and wanted to redesign and renovate it. On our initial free consultation with Sviat, we found out that we actually can do loft conversion and rear extension and add value to the property straight away.
We worked with the Craftex design team to bring our vision to life and deliver planning approvals. At that time guys started stripping out to save time on the construction programme as we wanted to move in ASAP.
We worked with very experienced project director Konstantin who was responsible for all aspects of project delivery from design to construction with a very good eye on details and customer care.
We saved a lot of money by having professional advice from the start. Project management and quality at Craftex are at the highest level. Many thanks to Craftex Team.
