St Andrew's Park, Uxbridge
Delivered by a joint venture of the MOD, St Modwen and Persimmon while Robert Barton was responsible for its residential phases.
St Andrew's Park is the redevelopment of the former RAF Uxbridge base in west London: a 44-hectare mixed-use neighbourhood of new homes, a 40-acre park and an extension of Uxbridge town centre.
When the Ministry of Defence released RAF Uxbridge, the base was planned as a new part of the town. Outline planning permission was granted in January 2012 and ground preparation began the same year. The 40-acre Dowding Park opened in March 2018.
Historic buildings stayed in the new layout, including the Grade II listed Hillingdon House.

Robert Barton's role
On his own portfolio Rob gives his role as "Responsible for residential phases for 1,340 new home JV between the MOD, St Modwen and Persimmon".
The wider scheme also included an 8-form-entry secondary school and a 300,000 sq ft town centre extension.
Within that role he increased the outline consent by 150 build-to-rent homes and completed the first phase of 79 private sale houses, as he lists it.
Adding homes to a consent that already exists means going back to the council with a case for more, on a scheme that is already under way.
What this means for land you own
Former institutional, military and brownfield sites carry the same questions Rob dealt with at Uxbridge: what to keep, what the council will accept, and how to phase the homes so each stage pays for the next.
Rob now leads Craftex's development partnerships. We answer those questions for landowners first with a feasibility study and site appraisal, then as a development partner or through development management if you keep the land.
We work on schemes from £3M to £150M GDV. Depending on the stage, Craftex can co-invest, take 100% of the risk, or work for a fee or a percentage.
Send us the address and what you know about the site. Our development team will tell you what it could support, and how we would take it forward. The appraisal is free.
