Grosvenor Waterside, Chelsea Bridge
Developed by St James, part of the Berkeley Group, while Robert Barton was responsible for the project.
Grosvenor Waterside is a residential regeneration on the north bank of the Thames beside Chelsea Bridge, built around the restored lock and basin of the Grosvenor Canal.
The Grosvenor Canal opened in 1824 and was cut back in stages as Victoria Station and later housing were built over it. Its last stretch served as a dock for refuse barges until 1995.
Planning permission to turn the dock into homes was granted in 2000. The lock and the basin between it and the Thames were kept at the centre of the scheme.

Robert Barton's role
Rob's portfolio entry: "Completed the build and sale of phase 1, 49 luxury private sale apartments", which sold for more than 15% above the forecast price. The wider regeneration is a 693-home scheme.
The first phase of a large scheme sets the price for everything after it. Selling above forecast early raises the value of every later phase.
What this means for a prime London site
Rob now leads Craftex's development partnerships. On prime and waterside sites we test the scheme and the sales values with a feasibility study and site appraisal, then deliver as development partner or through development management, with construction run by our own in-house team.
See also our overview of development partners in London. We work on schemes from £3M to £150M GDV. Depending on the stage, Craftex can co-invest, take 100% of the risk, or work for a fee or a percentage.
Send us the address and what you know about the site. Our development team will tell you what it could support, and how we would take it forward. The appraisal is free.
